We discovered another underground water pipe with our equipment! While grading the area between the church and school we hit the pipe supplying the church and the 2 first grade classrooms. &lt;/span&gt;&lt;/div&gt;&lt;img id="BLOGGER_PHOTO_ID_5300841363156685106" style="DISPLAY: block; MARGIN: 0px auto 10px; WIDTH: 400px; CURSOR: hand; HEIGHT: 300px; TEXT-ALIGN: center" alt="" src="http://3.bp.blogspot.com/_s5P1hHT6Kzg/SZBfIn2m0TI/AAAAAAAArOQ/JsKVFwmDWJI/s400/IMG_5621.JPG" border="0" /&gt; &lt;div&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;There sure is a lot of buried stuff that isn’t on the map around here. We had the water back on in an hour or two. Thanks to the folks at the school for being so understanding.&lt;br /&gt;&lt;br /&gt;The preparation for paving is proceeding although we still have a few weeks before that will be done. Each area has to be edged, dug out and filled back in with shell rock as a bed for the new asphalt. While it’s all exposed we are installing conduit to each “island” for irrigation and electric (landscape lighting or Christmas lights).&lt;br /&gt;&lt;br /&gt;Take a moment to look out the doors to the narthex and you can see that the block walls are complete and the fill for the floor is leveled out and near where it will be when finished. The floor was only supposed to take a couple of days, but we discovered that instead of 4 to 6 inches of concrete there was as much as 30 inches in some places! This resulted in a meeting, and some minor redrawing of the paving plan. Our General Contractor Rick Mouw needed to get involved but had the misfortune of a heart problem and is in the hospital! He and his new pacemaker are doing well, he says he'll be back at work Monday... Paving will be delayed but will not effect the completion date, shell construction is still very much on track to finish in time. &lt;img id="BLOGGER_PHOTO_ID_5292494416444930882" style="DISPLAY: block; MARGIN: 0px auto 10px; WIDTH: 400px; CURSOR: hand; HEIGHT: 300px; TEXT-ALIGN: center" alt="" src="http://2.bp.blogspot.com/_s5P1hHT6Kzg/SXK3oYPwO0I/AAAAAAAAqe4/KjPB6Hx-42I/s400/IMG_5105.JPG" border="0" /&gt;Concrete floor removal work finished up and they moved on to the walls. This went more smoothly but sure looks like hard work. As the dissassembly work progressed we found that the roof leaks under the stained glass windows that we fixed last year had caused quite a bit of damage over the years. Also a small colony of carpenter ants had moved in. Patti Muranti's brother Tony sprayed and they moved out. As I’m sure you noticed we have actually started to “Make Room at the Inn”! &lt;img id="BLOGGER_PHOTO_ID_5292475204695749778" style="DISPLAY: block; MARGIN: 0px auto 10px; WIDTH: 400px; CURSOR: hand; HEIGHT: 270px; TEXT-ALIGN: center" alt="" src="http://4.bp.blogspot.com/_s5P1hHT6Kzg/SXKmKG5z9JI/AAAAAAAAqb8/PJ_gVBAB1gk/s400/Narthex+Color.png" border="0" /&gt;&lt;br /&gt;Monday January 5th at 7am the crew from Mouw Associates arrived with trucks and equipment and started setting up. By the end of the day the barricades were in place, scaffolding was up and St. Joseph and baby Jesus had been carefully moved from their place in the circle.&lt;br /&gt;&lt;img id="BLOGGER_PHOTO_ID_5292492266704102098" style="DISPLAY: block; MARGIN: 0px auto 10px; WIDTH: 300px; CURSOR: hand; HEIGHT: 400px; TEXT-ALIGN: center" alt="" src="http://3.bp.blogspot.com/_s5P1hHT6Kzg/SXK1rP1mYtI/AAAAAAAAqeg/eNd_KlkYB-g/s400/IMG_4909.JPG" border="0" /&gt;Tad Knutson’s crew transplanted several trees both large and small to make way for the new paving. During the week the front of the church was pulled apart and the old carted away in anticipation of the new. The interior was walled off to protect the rest of the church during construction. If you want to visit the church during the week, the Swinton entrance will be the best by far.&lt;br /&gt;&lt;br /&gt;Take a look at the illustration below. If you enter from Seacrest and park in either the school lot or on the grass you will need to take a bit of a walk to avoid the work area. If you enter from Swinton the access is easier, the walk is shorter and there are still two handicap access areas. The water was off briefly at the school while we learned what valve did what. (Oops.) The city of Boynton Beach is a normal part of the process and their engineer gave us a set of drawings of the underground water pipes. This contained an amazing amount of important location information. Real start date will be the first full week of January. Our contractors will be doing their best to give us as much access as possible but while parking will be a challenge for a while, our parking ministry will be on hand to ease the pain. The whole circle area in front will have to be completely blocked for 3 or 4 weeks. We’ll also be using the transepts for entering and leaving. The shell and interior construction will take a few months but we have been promised it will be done by Easter.&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;If you caught the bulletin last week or the Carpenter has shown up in your mailbox, you may recall that we noted how we are all experiencing difficult economic times. (We probably weren’t the first place you heard it.) The vestry is taking a pragmatic approach to the management of the church’s treasure. The plan calls for building only as much as we can reasonably afford with the funds the congregation is able to provide. While most building projects are done using bridge loans (very short term loans designed to even out the highs and lows) St. Joseph’s doesn’t have a mortgage (long term loan) on any of its property. We are in better shape than most churches in our diocese. That’s a good thing and the vestry wants to stick with pay-as-you-go, especially now.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;To that end we have asked our architects to divide the narthex and parish hall building into 3 phases that will let us more easily match our building project expenditures to our financial capabilities. It is certain to take longer to complete but it would be foolish to just charge ahead before we know where the money will come from. This approach will add some extra cost overall but makes good sense in light of the times.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;This also means that we will have to live with the current parish hall for longer than we originally thought. We’ll need to consider how to make what we have last a little longer and work a little better for us. The city of Boynton Beach ran out of questions and approved the Narthex project for us. I’ll post a copy in the Narthex for your viewing pleasure…&lt;br /&gt;&lt;br /&gt;We have however decided to hold off on any significant disruption until after the Christmas holidays. We didn’t want to chance making it hard for people to come to Saint Joseph’s for Christmas. Not to mention that there will be a $10,000 plus savings in doing the inside and outside work together. We think careful stewardship is pretty important, especially in light of the current economy.&lt;br /&gt;&lt;br /&gt;You may notice that some things will still be starting to happen; some trees need to be moved and will have to be root pruned well ahead. That big ficus tree south of the narthex and Tad Knutsen met and Tad won…&lt;br /&gt;&lt;br /&gt;As we keep learning (you saw if you were at Fr. Marty’s Italian Dinner last Saturday) our kitchen is a key element in the energy we get from St. Joseph’s. Our chefs, kitchen designers and architects have been doing some final meetings to make sure we get what we need and that perhaps the cleanup crew won’t have to stay so late doing dishes.&lt;br /&gt;&lt;br /&gt;As we develop our plans and blueprints with our design team we are able to more accurately predict the project costs. This part of the process allows us to find areas where we can build smarter and save by choosing designs and materials that meet our goals AND our budget. Most everything is in place for us to get started with phase I. First is church lighting. Take a look at the &lt;strong&gt;&lt;span style="color:#009900;"&gt;LED light&lt;/span&gt;&lt;/strong&gt; fixture we’ve installed on the front of the choir loft that provides the equivalent of a 100 watt bulb but uses only 9.5 watts! I’m not sure this is the exact fixture we want but it does show what an LED light can do. Instead of $15 a year to run, it would be less than $2.&lt;br /&gt;&lt;br /&gt;Next is a &lt;strong&gt;&lt;span style="color:#009900;"&gt;wind power test station&lt;/span&gt;&lt;/strong&gt; that we will be installing in front of the church. It will look like a small weather station on a pole. Florida is considered marginal for wind power but we are one of the highest points at 33’ above sea level at the church floor. Wind power is less expensive per KWH than solar and runs at night. We all know that the Lord works in mysterious ways but it seems that the city of Boynton Beach does too. It looks like we will be unable to get started in time enough to finish the narthex expansion before Christmas. Sooo, in order to accommodate the holiday crowd, it seems best to divide it into two parts and get done what we can.&lt;br /&gt;&lt;div&gt;&lt;div&gt;&lt;div&gt;&lt;/div&gt;&lt;img id="BLOGGER_PHOTO_ID_5257565854919047714" style="DISPLAY: block; MARGIN: 0px auto 10px; CURSOR: hand; TEXT-ALIGN: center" alt="" src="http://3.bp.blogspot.com/_s5P1hHT6Kzg/SPagSg2sOiI/AAAAAAAAeyA/mj22beTm5Nk/s400/IMG_4110.JPG" border="0" /&gt; &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;First&lt;/span&gt;&lt;/strong&gt; we’ll do the paving and landscape needed, that CAN be done in just 4 to 6 weeks. The major disruption to traffic part, both for the church and the school, will last about a month. The landscape part will take a little longer but will be easier. Sam Mancuso and I met with some of the school staff, Rick Mouw (our GC) and the paving guy last week to get an idea how to &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;help the school&lt;/span&gt;&lt;/strong&gt; manage their pickup and drop-off traffic during construction. That includes not just energy but &lt;strong&gt;&lt;span style="color:#009900;"&gt;Reduce, Reuse, Recycle&lt;/span&gt;&lt;/strong&gt;. We will be using &lt;strong&gt;&lt;span style="color:#009900;"&gt;recycled asphalt&lt;/span&gt;&lt;/strong&gt; for the paving and &lt;strong&gt;&lt;span style="color:#009900;"&gt;recycled concrete&lt;/span&gt;&lt;/strong&gt; aggregate where possible to the maximum allowable by code. Also Jeff Nurge (Mr. Florida Friendly) is working with our landscaper to use as many &lt;strong&gt;&lt;span style="color:#009900;"&gt;Florida native&lt;/span&gt;&lt;/strong&gt;, drought resistant plants as possible. That means &lt;strong&gt;&lt;span style="color:#009900;"&gt;less water&lt;/span&gt;&lt;/strong&gt; for irrigation. We anticipate using a new &lt;strong&gt;&lt;span style="color:#009900;"&gt;power saving, long life&lt;/span&gt;&lt;/strong&gt; LED light bulb for the majority of the narthex lighting and eventually re-lamping more of the church’s fixtures where appropriate. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;The Tuesday morning &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;Design Team&lt;/span&gt;&lt;/strong&gt; meeting was long but interesting, &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;Steve Placido of TSG Design&lt;/span&gt;&lt;/strong&gt; met with us to talk about AV, acoustics and sound isolation. He will help us to keep the drum sounds from escaping Charles’ practice room and show us how Bill’s room can sound like the church so the choir rehearses true to their performance. Thanks also to John McKague for his help. We probably won’t make everyone completely happy but we’re trying. The &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;Kitchen&lt;/span&gt;&lt;/strong&gt; has proved to be the &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;hardest&lt;/span&gt;&lt;/strong&gt; and is just about there. Our chefs will have a fantastic place to make their magic.&lt;br /&gt;&lt;br /&gt;Allison at the &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;Duncan Center&lt;/span&gt;&lt;/strong&gt; gave me a tour of their kitchen the other day. Their needs are somewhat different than ours but it’s about the same size as ours will be and has a lot of the same equipment we are interested in. (Some we may not be, i.e. large hot/cold and beverage lines in the main room although we could consider smaller portables for these later.) Their chef says he’d like &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;more storage&lt;/span&gt;&lt;/strong&gt; both refer and pantry as well as &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;more prep space&lt;/span&gt;&lt;/strong&gt;. We’ll do our best. They have something we didn’t think about but probably can’t fit now; it’s a bathroom for kitchen staff. Today we had civil, structural, MPE, (mechanical, plumbing, electrical), engineers, general contractor, energy consultant and 3 architects and (oh yeah) me. These meetings are really productive with lots of exchange of ideas and keep everyone focused and on schedule. They also help &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;solve problems&lt;/span&gt;&lt;/strong&gt; before they get out of hand.&lt;br /&gt;We continue to discuss solar hot water, solar cell arrays, LED lighting and other ways to be &lt;span style="color:#009900;"&gt;&lt;strong&gt;as green as possible&lt;/strong&gt;&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;We are closer to &lt;span style="color:#cc0000;"&gt;&lt;strong&gt;starting the narthex&lt;/strong&gt;;&lt;/span&gt; we expect the permit within the next two weeks or so. There will be a fair amount of pavement work out front and we will probably have to use the transept doors for a few weeks and alter our parking habits. (&lt;strong&gt;&lt;span style="color:#cc0000;"&gt;I prayed for patience&lt;/span&gt;&lt;/strong&gt; and the Lord sent me a renovation…)&lt;br /&gt;&lt;br /&gt;The &lt;strong&gt;&lt;span style="color:#009900;"&gt;fichus tree&lt;/span&gt;&lt;/strong&gt; south of the church and next to the classroom building unfortunately has to go. Tad Knutsen’s company will be removing it and grinding the stump this week. If you’ve been to the Duncan Center Chapel you probably recall the beautiful polished granite floor and &lt;span style="color:#3333ff;"&gt;labyrinth&lt;/span&gt;. We plan to install a similar floor to welcome all at our entry.&lt;br /&gt;&lt;br /&gt;We have answered all of the city’s questions regarding our &lt;span style="color:#3333ff;"&gt;permit&lt;/span&gt; and expect it will be granted within a few weeks. &lt;span style="color:#3333ff;"&gt;Ground breaking&lt;/span&gt; as soon as possible after that.&lt;br /&gt;&lt;br /&gt;You may notice that we have cut some access holes in the exterior narthex soffits and walls to confirm the current construction and to know how to connect to it. This has led to some &lt;span style="color:#3333ff;"&gt;discoveries&lt;/span&gt;, one being deteriorated wood under the high stained glass at the front of the church. This was caused by old water leaks that were fixed during the roof repairs and new cross installation earlier this year.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;NEW PARISH HALL&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#ff0000;"&gt;Attention all church staff and ministry leaders&lt;/span&gt;&lt;/strong&gt; - Your &lt;span style="color:#3333ff;"&gt;final input&lt;/span&gt; for the Parish Hall building, offices and meeting rooms needs to be completed with Ric this week, by 9-26-08.&lt;br /&gt;&lt;br /&gt;A &lt;span style="color:#3333ff;"&gt;title search&lt;/span&gt; was completed last week with the help of &lt;span style="color:#3333ff;"&gt;Reeve Bright&lt;/span&gt; to confirm the legal description, existence and location of all recorded easements on our property.&lt;br /&gt;&lt;br /&gt;We’ve ordered further surveys of some of our &lt;span style="color:#3333ff;"&gt;underground utilities&lt;/span&gt; by Ground Hound using ground penetrating radar, vacuum excavation and remote pipeline video observation. We’ll make sure our buried pipes are still in good shape. (If Jimmy Hoffa is down there we’ll find him!)&lt;br /&gt;&lt;br /&gt;Final adjustments and additions are being included in the &lt;span style="color:#3333ff;"&gt;latest survey&lt;/span&gt; by &lt;span style="color:#3333ff;"&gt;Carol Baxter’s firm&lt;/span&gt;, O’Brien, Suiter &amp;amp; O’Brien.&lt;br /&gt;&lt;br /&gt;This week alone we have had &lt;span style="color:#3333ff;"&gt;presentations&lt;/span&gt; by &lt;span style="color:#3333ff;"&gt;Nuvox&lt;/span&gt; on high capacity ultra reliable internet &amp;amp; phone service, &lt;span style="color:#3333ff;"&gt;William Andrews&lt;/span&gt; our energy consultant on solar cells, solar hot water and super efficient lighting, and &lt;span style="color:#3333ff;"&gt;Farnes Computers&lt;/span&gt;, our current IT provider regarding our computer support before, during build and for our move to the new building. Each one of these folks will be expected to improve service AND save us money in the process.&lt;br /&gt;&lt;br /&gt;A few days ago Jeff Nurge (our resident &lt;span style="color:#009900;"&gt;Florida Friendly Plant expert&lt;/span&gt;) and I met with our landscape designer Dave Bodker. We plan on maintaining the feel and flow of our current garden area around the columbarium but refreshing some of the greenery. Jeff’s forte is to select plants that require little or no irrigation and minimal maintenance. We also wish to thank those of you that gave a onetime contribution to such a worthy project.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;Although&lt;/span&gt;&lt;/strong&gt; &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;we are very close&lt;/span&gt;&lt;/strong&gt; to breaking ground for the Narthex, we continue work on the Parish Hall/Administrative building project that will commence early next year. That being said, there are upfront Architectural, Engineering and Consultant costs of which we are currently paying out now. This will continue to happen throughout the 2 year span of our project. The meeting is held at our architect’s office. The team usually consists of our Principal Designer Jess Sowards, Richard from his office, Rick Mouw our General Contractor, Dan &amp;amp; Andrew - Mechanical Plumbing &amp;amp; Electrical engineers from Thompson &amp;amp; Youngross, Bob Selinsky our Structural Engineer and myself as the church’s representative. Among the others that are invited to participate as their specialties are required are our Interior Designer Debra Hutchenson, our Landscape designer Dave Bodker (with Jeff Nurge’s help), Joe Pike our civil engineer or William Andrews our energy consultant. And more!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;This Tuesday’s topics&lt;/span&gt;&lt;/strong&gt; ranged from confirmation of utilities easements to electrical service needs, from the number of toilets (&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;potty parity – ask me&lt;/span&gt;&lt;/strong&gt;) to kitchen design to roof structure and exterior lighting. We will probably be required to build a &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;“four hour wall”&lt;/span&gt;&lt;/strong&gt; between the church and the parish hall to meet fire codes. We are working with the city building division and the fire department on this.&lt;br /&gt;&lt;br /&gt;Also since the total building will be capable of holding many hundreds of our parish family, those we know and those we haven’t met yet, we will be hiring a &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;Threshold Inspector&lt;/span&gt;&lt;/strong&gt;. Florida Code requires that a duly licensed professional serve as an inspector on larger projects termed &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;"Threshold Buildings"&lt;/span&gt;&lt;/strong&gt; whose definition is, in accordance with Florida Statutes, any building which is greater than 3 stories or… blablabla ... and an &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;occupant content of 500 people&lt;/span&gt;&lt;/strong&gt; or greater (wow, that’s us!). This person works just for us and is &lt;em&gt;a special (certified) inspector to perform structural inspections&lt;/em&gt; to confirm that our building is safe, to code and what we are paying for.&lt;br /&gt;&lt;br /&gt;Plans are being developed to accommodate essential church activities while we are building. &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;A trailer may be in the office staff’s future…&lt;/span&gt;&lt;/strong&gt; The challenge of storing all the stuff we are now tripping over to someplace where we can still access it should be interesting. Phone, computer and internet services need to be as near seamless during the transition as we can make it. There will be a couple of presentations at the &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;next vestry meeting&lt;/span&gt;&lt;/strong&gt;; one will be by Jim Farnes on our computer and new phone systems.&lt;br /&gt;&lt;br /&gt;The other presentation will be by William Andrews our energy consultant, to explain some of the ways our building can be &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;sustainable, &lt;span style="color:#33cc00;"&gt;green&lt;/span&gt; and occupant and environmentally friendly&lt;/span&gt;&lt;/strong&gt;. Along these lines we’ll also be talking to the folks at EcoDecor, specialists on green interiors. As someone who has driven a hybrid car for the last 8 years this stuff is a particular interest of mine.&lt;br /&gt;&lt;br /&gt;Please feel free to stop me and ask questions. Between personnel changes at the architect’s office and summer vacations… disappointing but I guess we shouldn’t be too surprised. Things &lt;strong&gt;ARE &lt;/strong&gt;happening though. The &lt;span style="color:#3333ff;"&gt;City of Boynton Beach has approved&lt;/span&gt; the overall site plan and we are waiting for them to approve the narthex plans for permit. Can’t start without that.&lt;br /&gt;&lt;br /&gt;We are in the part of the process where Rick Mouw our General Contractor gives &lt;span style="color:#3333ff;"&gt;blueprint sets&lt;/span&gt; to subcontractors for their estimates. Together we choose the best from each trade to perform the work based on, among other things, price and qualifications. Several &lt;span style="color:#3333ff;"&gt;&lt;span style="color:#000000;"&gt;of&lt;/span&gt; our parish family &lt;/span&gt;&lt;span style="color:#000000;"&gt;have submitted&lt;/span&gt;. Bids have been received for paint, landscape, plumbing, electrical and pavers. Some mechanical, roof &amp;amp; asphalt bids are pending.&lt;br /&gt;&lt;br /&gt;We are also continuing work on the details of the &lt;span style="color:#3333ff;"&gt;parish hall&lt;/span&gt;. For example the green energy and sustainability options we are examining.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;Builders’ risk insurance&lt;/span&gt; is an important consideration on our project, especially with the storm exposure we have in South Florida. Of the quotes we have the one provided by our regular church insurance provider is the lowest by a significant number.&lt;br /&gt;&lt;br /&gt;You may not have heard that the &lt;span style="color:#3333ff;"&gt;Diocese Building and Loan committee&lt;/span&gt; (&lt;span style="color:#3333ff;"&gt;Archdeacon Bryan Hobbs&lt;/span&gt; who preached for us a couple weeks ago is a member) had approved our plan a while back. The name of this committee includes the word ‘Loan” because it’s not uncommon for churches to ask the diocese for financial help. They were extremely pleased and impressed (and &lt;span style="color:#3333ff;"&gt;we should be proud&lt;/span&gt;) that we had worked out those issues ourselves. More efficient inside lighting and &lt;strong&gt;&lt;span style="color:#009900;"&gt;LED/solar&lt;/span&gt;&lt;/strong&gt; lighting out will cost slightly more up front but will allow a quick payback and, after a few years, cost only a small fraction to operate. Air conditioning is a big portion of our utility bill but by making some &lt;strong&gt;&lt;span style="color:#009900;"&gt;smart decisions&lt;/span&gt;&lt;/strong&gt; with window quality and placement, landscape shading, building insulation and other passive options as well as choosing the most efficient machinery we can afford we can be pretty “&lt;span style="color:#009900;"&gt;&lt;strong&gt;Green&lt;/strong&gt;&lt;/span&gt;” here, too.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:180%;"&gt;O&lt;/span&gt;ne area where we can take big steps is in &lt;strong&gt;&lt;span style="color:#009900;"&gt;roof-top solar cells&lt;/span&gt;&lt;/strong&gt; to provide a large portion of our energy needs. This helps us not only with &lt;strong&gt;&lt;span style="color:#009900;"&gt;electricity&lt;/span&gt;&lt;/strong&gt; &lt;strong&gt;&lt;span style="color:#009900;"&gt;directly from the sun&lt;/span&gt;&lt;/strong&gt; but, by using less from FP&amp;amp;L, we drop to a lower billing rate. This route will require a significant upfront cost but will qualify us for large federal and state grants. After a payback period of about 8 years, we get another &lt;strong&gt;&lt;span style="color:#009900;"&gt;25 years of “free” energy&lt;/span&gt;&lt;/strong&gt; from the sun!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#009900;"&gt;&lt;span style="font-size:180%;"&gt;W&lt;/span&gt;e need help&lt;/span&gt;&lt;/strong&gt; in affording this one in the form of a short term loan. This could be structured as a business venture with &lt;strong&gt;&lt;span style="color:#009900;"&gt;financial advantages&lt;/span&gt;&lt;/strong&gt; for both the church and her partner. There are churches in the area that are already following this path. Plans have been submitted to the city for approval and are being given to various subcontractors for quotes.&lt;br /&gt;&lt;br /&gt;We have long needed more easily accessible bathrooms, with two being added to the narthex we won’t have to walk past the altar if nature calls anymore… One of the things still to be decided is the floor. We are looking at various materials that include a labyrinth like the one in the Duncan Center Chapel. Lighting, light colors and more windows will make the room seem brighter and more welcoming. You will see a big difference not only on the inside but in the landscaping and circle in front. We have also been in touch with an interior decorator and the same company that produced the labyrinth in the chapel at the Duncan Center. Soil borings and perk tests have been performed and an “As Built” survey was done. Our design for the narthex is ready to present to the city for approval. 75% drawings have been produced and will be going to the various sub-contractors for bids. We expect to have Building Permit Approval for the Narthex Expansion by early August and start construction shortly after. Along with the new narthex and bathrooms will come some changes in the circle and landscaping in front of the church, the driveway and parking on the south side.&lt;br /&gt;&lt;br /&gt;The parish hall project has been developing in parallel but a couple of months later than the narthex. Many of the things we are doing will apply to both areas. We plan to submit the parish hall construction documents to the city in late September and receive the permit by mid November but probably won’t start construction until after Christmas. The new building should be ready by the summer of 2010.&lt;br /&gt;&lt;br /&gt;One aspect that is particularly exciting is the prospect of making this an environmentally responsible building. This was one of the Presiding Bishop’s concerns voiced during her visit to South Florida a few months ago. Some things require only a decision with no additional up front cost like solar hot water or the proper placement of widows and choice of materials, but still produce a savings. As of the end of June 2008 we have 223 committed parishioners for the “Make Room at the Inn” Capital Campaign for a total pledge amount of $2,905,309. To date over $550,000 in stocks and cash have been deposited to the Capital Campaign account. A tremendous start given we are only a few months into our three year journey!
